Your home is under contract (whew!) . . .

Now what?

Once you accept an offer, a flurry of activity begins. The purchaser’s lender will verify the creditworthiness of the purchaser and appraise the property. I will provide information for the appraiser. Inspections will be conducted. Contract conditions will be satisfied.

Inspectors will call for appointments. They will need access at the earliest convenience. Before loan approval, a survey may be performed. Where appropriate, radon tests will be performed, well and septic systems will be examined, and structural and mechanical inspections will be performed.

I will order title insurance and monitor the loan process and inspections on your behalf. I will call you periodically to keep you posted on progress. Don’t hesitate to call if you have questions along the way.

As we near closing, contact me before making your last mortgage payment in order to prevent your payment from crossing the loan payoff statement in the mail. Arrange to have your utilities read and the final invoice forwarded (the title company will arrange city water/sewer billing). Plan your insurance to run through the date you give possession, not just the date of closing. Arrange final trash pickup around your moving day.

Leave extra keys, garage door openers and any instructions or warranty pamphlets on the kitchen counter. The closing marks the end of a chapter in your life and the beginning of a new chapter for the purchasers. It is a time for signing papers and wishing each other well.
