Where Susan Gunnin Advertises on the Web

 

At any given time, there are literally thousands of websites that buyers can access to search real estate in Breckenridge.  Every Realtor will be found on multiple sites, and in recent years we’ve seen the surge of syndicated sites that broadly advertise real estate – this would include sites like www.Realtor.com, www.trulia.com, www.homes.com, www.zillow.com, and www.remax.com

Sellers often ask, “How many websites will my property be found on?”  

This is the wrong question! Your property will receive much better exposure if it’s found on the top five sites rather than an unknown 100 sites. 

My personal website is usually found in the first two pages of Google, often on the first page. My listings are also found on the local RE/MAX site: www.BreckenridgeBrokers.com , aka  www.ColoradoMtnProperties.com

But in addition to that, my listings are found on the broad-based syndicated sites  that buyers commonly access:  

Realtor.com
Realestate.yahoo.com
Zillow.com
Trulia.com
Homes.com
Frontdoor.com
Realestate.aol.com
Realtystore.com 

Yes, only eight syndicated sites. I used to be on 25+ sites, but real estate marketing has evolved. Sometimes less is more. Let me explain. 

Are you familiar with Hitwise? Hitwise is an internet tracking center, available in 160 countries, and one of its functions is to track which websites in a given industry are attracting the most hits. In real estate, Hitwise tracks which sites are most often visited by people interested in buying property. 

Here are Hitwise’s recent top real estate websites (sites for buying real estate):

  2. realestate.yahoo
  3. zillow.com
  4. trulia.com
  5. ziprealty.com
  6. homes.com
  7. mynewplace.com
  8. remax.com
  9. loopnet.com
  10. move.com

Two things are important about this list: 

Because the majority of buyers are searching on these ten sites, it makes sense to concentrate my advertising on these favored locations. I want my listings to be visible on the top few sites, rather than invisible on dozens of obscure sites. At one time, I advertised on more than 25 sites; many of those sites were difficult to navigate, and had no “stickiness”. So in the past year, I’ve redesigned my visibility and for now plan to focus on the top sites on Hitwise.
