The Internet
Over 75% of real estate buyers in the U.S. begin their search for a new property on the internet. I tap that market with my multiple, inter-connected websites. My main website averages 1000 hits per week, which translates into 400 in-depth weekly visitors.
Some of these visitors sign up for my online Homecaster program. These visitors are active buyers, looking for something specific on the market. At this time, I have over 900 buyers signed up for my Homecaster program. When I take a new listing, a special report is sent to these buyers which includes:
An introduction to your property
A detailed description and list of features
Multiple photos
Links to additional info
My websites are constantly being updated in order to maintain a strong presence in the major search engines (Google, Yahoo, MSN, AOL). My main website (www.breck4sale.com) can usually be found on the first or second page of these top four search engines. If my site is there, it means your property is there as well.
In certain cases, especially on high-end properties, it makes sense to create a new web site, specifically for one property. An example of a website I've created for a luxury home is one I did for a home in The Highlands at 302 Gold Run.
Mailings
Every property has a specific target market, and I hit this market aggressively with postcards and flyers. Every mailing will feature attractive photos of your property and a note about the property's special features. These mailings will be sent to the owners within your complex or association, as well as the targeted "move-up" market. The mailings always include a website where the potential buyers can quickly gain more information.
Advertising
I advertise my listings in local publications such as Mountain Homes Illustrated and The Real Estate Book. These advertising tools are connected to real estate websites, which in turn allow a potential buyer to view multiple photos and additional information after the printed ad catches their eye.
Tapping into the local RealtorŪ market
After posting your listing in the MLS, along with all the appropriate attachments, I distribute the information on your property to the local Real Estate Community in three ways:
Email newsletter, with website info, photos and virtual tour info
Postcard/flyer mailing, with website info, photos and virtual tour info
Host a Broker open-house luncheon, served in your home
Additional Specialized Websites
In 2005, I worked with seven buyers who bought properties without seeing the real estate prior to making an offer. To accommodate these buyers, I set up a website (www.breckenridgecoloradorealestate.biz). I found this to be an invaluable tool for buyers wanting to make a quick decision, but unable to schedule an immediate trip to Summit County. By taking multiple photos (sometimes as many as 50 or 60) and then loading them onto a website, I could assist buyers in making a quick decision, sometimes in a matter of hours. This service will be offered for your property.
