A Few Items to Discuss at the Time of Listing

 

  1. Square-footage.  Do you have any records of your property's square-footage?
            Finished space square-footage
            Garage square-footage
            Square-footage of unfinished space
     

  2. Do the public records match your property?
            Number of bedrooms, number of baths
     

  3. Is there a survey available?  Are the corners pinned and staked?
    Buyers request a survey when purchasing a single family residence, townhome or duplex.  Surveys are not relevant to condos.
     

  4. Is there a floor plan available?
     

  5. What are the special features of the home?
     

  6. Have you had a radon test done?  If so, do you have the results?
     

  7. Does the  property have internet connections?  Are they wireless?
     

  8. For out-of-state owners:  Are you aware that the title company will want to discuss the placement of funds in an escrow account with the State of Colorado for capital gain taxes that will be due in the year after the sale?  The amount is 2% of the sale price.  Capital gain tax in Colorado is roughly 5% of the net gain.  If you will not owe capital gain tax, or if your capital gain tax is substantially less than 2% of the sale price, a waiver may be signed and the 2% will not be collected at closing.  But you must still remember to file your taxes with the State the following tax season.  If the 2% is collected at closing, and you overpaid, then the State will issue a refund to you after you've filed your taxes.

    Some sellers that have a  substantial capital gain elect to do a 1031 Tax-Deferred Exchange.
     

  9. Transfer Tax:  1% transfer tax is collected in Breckenridge and Frisco at the time of closing; 2% for some of Keystone properties.  The fee can be paid by buyer, seller, or both.  It was once customary for the buyer to always pay, but in recent years, it has become an item of negotiation, with the buyer most often paying.
     

  10. Seller provides title insurance to buyer in Colorado.  Buyer will ask for seller to remove standard exceptions (fee is $50) as part of title policy.
     

  11. Is seller including furniture and appliances in sale?
     

  12. Are any attached items being excluded from sale?
     

  13. Are smoke/fire detectors installed in dwelling?
     

  14. If  heated with natural gas, are carbon monoxide detectors installed?
     

  15. What company manages the HOA?  Is there a website set up to access HOA documents, minutes, budget info, etc?  Is a password required to view documents?
     

  16. For condos and townhomes: is garage/carport parking space assigned?  Is the garage deeded to property?
     

  17. Is there storage outside of condo/townhome that is assigned to dwelling?  Is it deeded to the property?
     

  18. What are the monthly dues, and what do dues include?  Cable, water, sewer, gas, heat, hot water, snow removal, trash pickup, high-speed internet access, etc.
     

  19. Does seller plan to give possession on day of closing?  Are there future short-term rentals that need to be honored after closing?
     

  20. If built prior to 1978, lead-based paint disclosure will have to be signed.
     

  21. Is there a mortgage on property?
     

  22. What services need to be stopped at time of closing?
